Booking Terms & Conditions
The View, Arnside

1. Booking Contract
These Terms & Conditions govern all bookings made for The View (“the Property”). By making a booking, the lead guest confirms that they have read, understood and accepted these Terms & Conditions on behalf of all members of their party.
The lead guest must be at least 18 years of age and is responsible for ensuring that all members of the party comply with these Terms throughout their stay.
2. Booking & Payment
A booking is confirmed once the required booking deposit has been received and the booking confirmation has been issued by the Owner.
Our payment terms are:
- A 25% deposit is payable at the time of booking. This deposit becomes non-refundable once the booking has been confirmed.
- The remaining 75% balance must be paid no later than 8 weeks (56 days) before the arrival date.
- Bookings made within 8 weeks of arrival require payment in full at the time of booking.
If the balance is not received by the due date, we reserve the right to cancel the booking without further notice and retain any deposit already paid.
Payments may be made securely by credit/debit card via our online booking system or by bank transfer by prior arrangement.
3. Cancellations
All cancellations must be confirmed in writing by email.
If you cancel:
- The booking deposit is non-refundable.
- If cancellation occurs more than 8 weeks before arrival, no further payment will be due.
- If cancellation occurs within 8 weeks of arrival, the full balance remains payable. We will always endeavour to re-let the cancelled dates wherever reasonably possible.
If we are able to re-let the property for the cancelled dates, we may, at our absolute discretion, refund part or all of the monies received, less any reasonable administration costs.
For this reason, we strongly recommend that guests arrange suitable holiday cancellation insurance.
4. Changes to Bookings
We will always try to accommodate reasonable requests to change booking dates.
However:
- Changes are subject to availability.
- Changes requested within 8 weeks of arrival cannot be guaranteed.
- Any price difference resulting from amended dates will be payable by the Guest.
5. Check-in & Check-out
Check-in: From 4:00pm
Check-out: By 10:00am
Unfortunately, early check-in or late check-out cannot normally be accommodated unless agreed in advance.
6. Occupancy
The maximum occupancy is four guests.
The number of guests staying at the Property must not exceed the maximum occupancy stated at the time of the booking.
Subletting or transferring the booking is not permitted without our prior written agreement.
7. Dogs
We welcome up to two well-behaved dogs.
Dogs must:
- Be declared at the time of booking.
- Be included within the booking.
- Be kept under control at all times.
- Not be allowed to cause nuisance to neighbouring residents or their pets.
An additional charge of £20 per dog per stay applies.
Dogs must not be left unattended in the Property unless securely crated and should not be allowed on beds or upholstered furniture.
Guests are responsible for cleaning up after their dogs both inside and outside the Property.
8. Smoking & Vaping
Smoking and vaping are strictly prohibited inside the Property and within the communal areas of Ashmeadow House.
Evidence of smoking inside the apartment may result in additional cleaning charges.
9. Parties & Behaviour
The View is intended for peaceful holiday accommodation.
The following are not permitted:
- Parties
- Events
- Hen or stag parties
- Excessive noise
- Behaviour likely to disturb neighbouring residents
We reserve the right to terminate a booking without refund where these conditions are breached.
10. Damage
Guests are expected to treat the Property with care.
Any accidental damage or breakages should be reported as soon as possible so that replacement items can be arranged before the arrival of subsequent guests.
Guests remain responsible for:
- Damage
- Missing items
- Excessive cleaning
- Repairs resulting from negligence
Reasonable costs incurred may be recovered following departure.
Fair wear and tear is excluded from this provision.
11. EV Charging
For safety reasons, electric vehicles must only be charged using the communal EV charging point provided at Ashmeadow House.
Any damage or loss arising from unauthorised charging shall remain the responsibility of the Guest.
12. Maintenance Issues
If any fault develops during your stay, please notify us as soon as reasonably possible.
We will endeavour to resolve any issue promptly but cannot be held responsible for failures beyond our reasonable control.
Access may occasionally be required to carry out urgent repairs.
13. Liability
Guests are responsible for exercising reasonable care whilst occupying the Property.
Nothing in these Terms excludes or limits the Owner’s liability where such liability cannot legally be excluded under English law.
14. Force Majeure
We shall not be liable for cancellations or interruptions caused by circumstances beyond our reasonable control including, but not limited to:
- Severe weather
- Flooding
- Fire
- Pandemics
- Government restrictions
- Utility failures
Where possible, we will work with guests to rearrange bookings, although this cannot be guaranteed.
15. Privacy
Personal information supplied during the booking process will only be used for administering your booking and fulfilling our legal obligations.
We will never sell your personal information to third parties.

16. Lost Property
We are happy to return items left behind where reasonably practical.
Postage and packaging costs must be paid by the Guest in advance.
Unclaimed items may be disposed of after one month.
17. Right of Entry
We reserve the right to enter the Property at reasonable times for inspection, maintenance, repairs or emergency purposes.
18. Maintenance & Communal Works
From time to time, Ashmeadow House or neighbouring properties may undergo routine maintenance, repairs, inspections or improvement works. These works are managed by third parties and are outside the Owner’s control.
Whilst we will always endeavour to advise Guests in advance of any significant works of which we are aware, we cannot guarantee that all such works will be notified to us beforehand.
Where practical, we will always seek to minimise any inconvenience to our Guests.
Reasonable levels of noise, the presence of contractors, scaffolding or temporary restrictions to parts of the communal areas shall not, of themselves, automatically constitute a breach of these Terms & Conditions or give rise to compensation, refunds or cancellation rights.
Nothing in this clause affects the Guest’s statutory rights.
19. Communal Facilities
Guests acknowledge that Ashmeadow House is a residential apartment building with shared communal areas, including entrances, hallways, lift, gardens, parking areas and EV charging facilities.
Guests agree to use these areas considerately and in a manner that does not inconvenience other residents or visitors.
20. Governing Law
These Terms & Conditions shall be governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the Courts of England and Wales.
