Holiday Rental Terms & Conditions

  1. Introduction These terms and conditions govern the booking and use of The View (“the Property”), located at Apt 6, Ashmeadow House, The Promenade, Arnside, Cumbria, LA5 0AD. By making a booking, you (“the Guest”) agree to comply with these terms.
  2. Booking & Payment
  • A booking is confirmed only upon receipt of a deposit of 20% of the total rental amount.
  • The remaining balance must be paid 4 weeks before arrival.
  • For bookings made within 4 weeks of the arrival date, full payment is required at the time of booking.
  • We accept payment via Bank Transfer or Credit/Debit Card.
  1. Security Deposit
  • A refundable security deposit of £200 is required and will be returned within 14 days of departure, provided no damage has occurred.
  1. Cancellations & Refunds
  • If the Guest cancels more than 4 weeks before the arrival date, 100% of the total booking fee will be refunded.
  • If cancellation occurs within 4 weeks of arrival, no refund will be issued unless the property is rebooked for the same period.
  • We recommend that Guests take out travel insurance to cover unforeseen cancellations.
  1. Check-in & Check-out
  • Check-in time: 16:00 hrs on the arrival date.
  • Check-out time: 10:00 hrs on the departure date.
  • Late check-outs may incur additional charges unless previously agreed.
  1. Use of the Property
  • The maximum occupancy is 4 guests.
  • The Guest must ensure the property is left in a clean and tidy condition.
  • No smoking is permitted inside the Property.
  • 2 well behaved dogs will be permitted where the same has been booked in advance and paid for (£20 per week per dog).
  • Parties, events, or excessive noise are not permitted.
  1. Breakages & Damage
  • The Guest is responsible for any damage caused to the Property, its contents, or fixtures.
  • Any breakages must be reported as soon as they happen and not left until departure, as this does not provide us sufficient time to replace the same for the next guests.
  • Costs for damages exceeding the security deposit must be paid within 7 days of notification.
  1. Liability
  • The Owner is not responsible for loss, damage, or injury suffered by the Guest, except where caused by negligence.
  • Guests are responsible for the safety of their belongings and should ensure doors and windows are secured when leaving the property.
  1. Force Majeure
  • The Owner shall not be liable for cancellations due to unforeseen circumstances beyond our control (e.g., natural disasters, government restrictions). In such cases, we will offer alternative dates or a refund at our discretion.
  1. Governing Law These terms and conditions shall be governed by and construed in accordance with the laws of England and Wales.

By making a booking, the Guest confirms they have read, understood, and agreed to these terms and conditions.
